So you’re looking to bring in a roof restoration professional to tidy up that unsightly roof. As with undertaking any major work on your house, it’s better to be well prepared and educated before you start a project.

This will ensure you get a bonafide quality job that will last for years rather than than a peeling leaky shambles that only becomes apparant not long after your tradie has diaapeared into the night.

Here’s a few examples of what to be aware of so you don’t become a statistic to the fly-by-night “roofing experts” that seem to target innocent home owners through out Brisbane.

Beware The Roof Restoration Sales Pitch: Getting your roof professionally restored is easy when you engage a reputable company but there are a few sharks that muddy the water. For some reason, the roof restoration industry is littered with companies that use tactics that border on the unethical and provide low grade substandard work.

Here’s an example of what to look out for: “Hi Mrs Jones, we’re calling from xyz company and we have a special offer just for today… however, you need to decide quickly or you won’t be eligible”. Xyz company’s strategy is to get you signed up without canvassing other roofing companies for quotes.

Prices from these companies are always inflated and the supposed special offer price is generally well above the industry average. If you ask for a written quote you’ll be told they can’t supply one and the ‘special one-off heavily discounted’ price is only subject to your immediate acceptance

Be wary of rushed jobs: As a rule, most domestic roof restorations will take 2 or more days. The first day is usually spent replaceing broken tiles, checking and repairing valley seals etc. The roof is then pressure washed all over.

Ridge caps are next. Depending on the condition of your ridge caps there are two options. The first is Repointing – this consists of leaving the ridge caps on their original bed of cement and applying a fresh coat of cement to the old pointing.

This is typically done in situations where the original ridge cap cement is OK but cracking has appeared in the surface of the pointing cement. The second option is Re-bedding. If the ridge caps have been dislodged or if the cement bed has significantly deteriorated the ridge caps are removed and are then re-laid on a fresh new bed of cement.

The roof is then cleaned to remove grit and particles after which a sealer coat is applied. The final step involves 2 coats of premium quality acrylic roof coating.

If anyone offers to complete the job in one day, the recommendation is to steer clear of them.

“We’re the only company with this hi-tech special coating…”: During some of those high pressure sales conversations mentioned earlier you may get the “we are the only company with this exclusive hi-tech roof coating”. It doesn’t matter whether they call it ‘special paint’, hi-tech membrane or coating, it’s just an acrylic paint designed for roofs.

These paints are manufactured by different companies but the ingredients are essentially the same so don’t believe that one company’s coating is significantly different from another.
